Screening
How does the credit check work for the applicant?

The applicant consents by name, then we request their TransUnion Canada credit report for that application only. They may see the inquiry when they view their own credit file. The report is normally reusable for 90 days, so applying again through Elite Tenants in that window usually needs no new inquiry. Results are instant once the applicant completes their part.

What's included in one screening credit?

TransUnion credit report and score with the applicant's consent, ID verification and fraud checks, household and guarantor scoring with a TDS affordability check, a plain-English summary, and an adverse-action notice if you decline. $9.99 per screen.

Who pays for the screening?

You do — $9.99 per screen, billed to your account.

What about students or newcomers with no credit history?

Add a guarantor. Guarantor income counts at an 80% haircut with a 650 credit floor, scored into one household file.

What happens when we decline someone?

An adverse-action notice is generated and sent automatically, and the decision is documented: consent ledger plus an append-only audit log. Screening data is auto-purged on a retention schedule.

Rent reporting
We don't want to report tenants negatively.

Tenants enrol themselves, consent-first. They're warned about any late mark, with a cure window to fix it. You are not the furnisher, and you never choose a mark.

Which bureau do you report to?

Credit-bureau reporting has not started and we have never reported anyone to a credit bureau. We have asked a Canadian credit bureau to evaluate us as a data supplier. We have not been approved, there is no agreement under which we may report, and we cannot tell you whether or when there will be. Until there is, we verify your rent payments and keep our own record of them. We are not able to promise that any month recorded now will ever appear on a credit file. If that changes we will email you before anything is sent.

Rental guarantee
What is the rental guarantee?

An optional guarantee you add door by door. If a tenant stops paying, it covers a share of the unpaid rent set by the tier you choose. Elite covers 100% of unpaid rent, Gold 75%, Silver 50%, Bronze 25%.

How much does it cost?

A share of that door's annual rent: Elite 5%, Gold 3.75%, Silver 2.5%, Bronze 1.25%. On a $2,000/month door that is $1,200, $900, $600 or $300 a year.

Can I choose different tiers for different doors?

Yes. You pick a tier for each door, so you can cover some doors fully and others partly.

What are the limits, and how do claims work?

Coverage limits, eligibility and the claims process are set out in your guarantee agreement.

Platform & security
Where is my data hosted?

The United States — AWS us-west-2 (Oregon), operated for us by Supabase. Our privacy policy names every subprocessor and covers the cross-border processing. Sensitive identifiers are envelope-encrypted at rest.

What integrations do you support?

Stripe for payments and identity verification, TransUnion for credit, plus CSV/XLSX import with automatic header mapping and CSV export of your income and expense book. There's no QuickBooks or Xero connection.

Accounting
Can I keep my books in Elite Tenants?

Yes, on every plan. Each month you tick which tenants paid, and the book records what you say arrived. Add other income, expenses and big purchases, with a receipt photo or PDF. Bills like property tax, insurance and mortgage interest repeat on schedule, and repair costs from work orders show up on their own. Entries are voided, never deleted.

What do I give my accountant at year-end?

An income statement and a T776 rental income summary (the Canada Revenue Agency's Statement of Real Estate Rentals), laid out line by line, as PDF and CSV. Big purchases are listed separately for your accountant's capital cost allowance, and income is shown before the HST/GST you charged. A summary for you and your accountant. It isn't tax advice.

Does it connect to my bank, QuickBooks or Xero?

No. There are no bank feeds and no QuickBooks or Xero connection. Export to CSV for your bookkeeper.

Does it work out last month's rent deposit interest?

In Ontario, yes. It works out the interest owed each year at the rent increase guideline, and can apply it to the deposit top-up.

We already run a property-management system.

Keep it if you like. Import units and tenants from a spreadsheet, and export your books to CSV for your bookkeeper.

Commercials
What are the contract terms?

Platform plans are billed monthly and renew automatically, with 30 days’ notice and no penalty. Pay a year up front and get two months free. Your data is exportable during the term and for 30 days after.
